Tribute Communities is bringing a premium new mixed-use development to midtown Toronto’s desirable Yonge and Eglinton corridor. Branded as Y&S Condos to reflect the project’s situation at 2161 Yonge Street near the intersection of Yonge Street and Soudan Avenue, this glittering and luxurious high-rise will feature hundreds of first-rate residential units. The office facilities are slated to occupy the second through sixth floors, while state-of-the-art residential amenities are planned for the seventh floor.

Conceptual illustrations showcase a striking and unique exterior featuring dark tones and grid-like modules with sleek panes of tinted glass rising from a stacked, compact cubic podium. The building integrates perfectly with the modern flair of the Yonge and Eglinton area while standing out as an instantly recognizable neighbourhood landmark.

Y&S Condos’ 284 residential suites are expected to include 108 one-bedroom units, 141 two-bedroom units, and 39 three-bedroom units. Its seventh-floor indoor amenity spaces will total an impressive 6,792 square feet (631 square metres), and will deliver alluring luxuries including a fully equipped 24-hour gym, a business space for meetings and telecommuters, a children’s playroom, and a bookable party lounge with a large kitchen and beautifully furnished seating areas. The seventh floor will also feature 6,361 square feet (591 square metres) of outdoor recreation areas for the exclusive use of building residents, and a four-level underground garage will provide a total of 110 parking spots for suite owners and building tenants.

Y&S Condos does not yet have a confirmed completion date, but current projections indicate the building should be move-in ready by March 2023.


Highly walkable with a prominent profile as one of the city’s trendiest and most in-demand residential areas, Yonge and Eglinton continues to surge in popularity in the 21 st century. Y&S Condos will sit just steps south of this famous Toronto intersection, which offers a near-perfect Walk Score of 99/100. Enticing restaurants, convenient take-out eateries, cozy cafes, gourmet grocers, fully stocked supermarkets, and a flagship LCBO outlet all sit within easy walking distance. The newly expanded Yonge Eglinton Centre, which features dozens of retail stores and services, further enhances the
neighbourhood’s excellent walkability.

The Yonge and Soudan intersection also boasts an outstanding Transit Score of 95/100. TTC subway service is easily available at the intersection of Yonge and Eglinton, giving future Y&S Condos residents immediate access to the system’s Line 1 (Yonge-University-Spadina). An extensive network of TTC bus routes also serves the surrounding area, while the Eglinton Crosstown Light Rail Transit (LRT) line will provide another rapid transportation option for travelers headed east or west.

The Eglinton LRT will be integrated into the TTC subway system as Line 5, and will span from a western terminus (Mount Dennis) at Eglinton Avenue West and Weston Road to an eastern end point at Eglinton Avenue East and Kennedy Road. It is expected to be operational by 2021 and will speed up crosstown public transit travel by an estimated 60%. Thus, it will be available for use by the time Y&S Condos is move-in ready, making Yonge and Eglinton one of the only places in Toronto with rapid transit options in all four directions.

Motorists will be close to multiple major routes and traffic corridors, including the Don Valley Parkway and the Allen Road express entryway to Highway 401. This makes for easy navigation to Pearson International Airport and destinations throughout the GTA and across Southern Ontario.
